ترکزت المخططات التنموية بمفهومها الشمولى المستدام لدى الدول النامية على تنمية المجتمعات اجتماعيا واقتصاديا وعمرانيا، وتاتى المشروعات السکنية فى صدارة اولويات مخططات التنمية الشاملة لأخذها فى الاعتبار اغلب عناصر تکوين رکائز المدن وحل مشاکل الزيادة السکانية والعشوائيات وأزمات التهجير والطالة والرکود مما کان له الدافع الرئيسى لتوجيه الطاقات العلمية والدراسات التخصصية لتحديد افضل الأسس المطلوبة لاختيار واختبار جدوي تنفيذ تلک المشاريع بتلک الدول. ويتناول البحث دراسة النظم والتطبيقات التنى تساعد فى تحديد المعايير اللازمة لتحقيق تنمية مستدامة وذلک من خلال دراسة المستويات المختلفة للمشروعات بدايتا من التخطيط والتصميم البيئي ثم مستوي التصميم التقنى للاستغلال الامثل للموارد الطبيعية لينتهى بدراسة تحليلية شامله لجميع الجوانب البيئية والتصميمية والتقنية المستدامة لأحد الأمثله العالمية بمدينة نيروبى والتى تتواءم مع الظروف المحلية. وتشمل الدراسة التطبيقية متابعة المشروع فى مراحله المختلفة ابتداء من ( مرحلة التصميم الأولية وماقبلها من دراسات والتنفيذ والتشغيل ) للترکيز على المعايير الرئيسية للتنمية السکانية المستدامة للخروج بالنسب المئوية لمشارکة کل معيار فى عملية التنمية السکنية المستدامة لضمان کفاءة واستدامة السکنى . وتخرج الورقة البحثية بطرحا مفصلا لمفهوم التنمية البيئية والمستدامة کأحد الاتجاهات المعمارية المعاصرة ليتم تطبيقها على المستوى التجمعات السکنية فى المدن الجديدة لمحاولة حل العديد من المشکلات ورفع جودة الحياة والمحافظة على البيئة کأحد دعائم التنمية المستدامة، مع الترکيز على أهمية دور کلا من المخطط العمرانى والمعمارى فى الحفاظ على البيئة ووضع أسس واستراتيجات الحفاظ على الموارد الطبيعية واحترام العلاقة المتبادلة بين الموقع والمجال المحيط وأسس التخطيط والتصميم البيئى وإستغلال الطاقة المتجددة وإدخالها فى منظومة المبنى . In developing nations, development plans, in the Generalized and permanent term, have been focused on how to develop communities socially, economically and architecturally . rresidential projects always come on top of their development needs and priorities, takinge into consideration most of the pillars of city structure, as well as solving the growing population problem, slums, displacement crises, unemployment and recession, which were primary motives to direct scientific efforts and specialized studies to determine the best grounds for selecting and testing the feasibility of implementing such projects in such nations . The research deals with the study of systems and application that will help determine the developmental standards required and the amount of sustainability expected for projects in various stages to get to the principles and criteria necessary to achieve sustainable development through the study of the defferent levels of projects starting with planning and environmental design then the level of technical desing for optimum utilization of the natural resources, and ending with and inclusive analytical study of all sustainable environmental, design and technical aspects for one of the global examples in the city of Nairobi, which matches the local conditions. The applied study also includes a follow- up of the project at various stages, starting from the preliminary design phase and what precedes it, i.e prior studies, implementation and operation, to focus on the main criteria for sustainable residential development, so as to determine percentages for the participation of each standard in the process of sustainable residential development to ensure and efficient and sustainable housing project .
