التکامل الوظيفي بين المباني ذات القيمة والبيئة العمرانية المحيطة دراسة حالة: (حي الجمالية – الوکالات التجارية) Functional Integration between Listed Buildings* and Surrounding Urban Environment Case study: (Elgamalia Neighborhood - Wekalas)

تعتبر البيئة العمرانية نتاج خاص بالمجتمع الذي تمثله بجميع أبعاده الاقتصادية والاجتماعية والسياسية. فمع اختلاف المجتمعات وتغيرها تبعاً للمتغيرات التي تواجهها بمرور الزمن تختلف البيئات العمرانية، وتشکل التغييرات الحادثة في البيئة العمرانية مشکلة في المناطق المحيطة بالمباني ذات القيمة.
فالمناطق العمرانية المحيطة بالمباني ذات القيمة يجب ان تکون موضع للدراسة لما لها من أهمية في تأکيد النشاط الوظيفي للمبنى واستمراريته عبر الزمن، وحدوث تکامل وظيفي بينه وبين البيئة العمرانية ذات القيمة المحيطة به.
ومن ثم اهتمت الدراسة برصد وتحليل أوجه التطابق والاختلاف بين التکامل الوظيفي للبيئة العمرانية المحيطة وثلاثة من المباني ذات القيمة التاريخية المتشابهة في الوظيفة وزمن الإنشاء والنسيج العمراني للبيئة الکائنة بها. ورصد التغيرات الحادثة في البيئات العمرانية في محاولة تفسير هذه التغيرات بمرور الزمن ومحاوله الحفاظ على التراث المتمثل في المباني ذات القيمة.
ومن هنا تکمن أهمية الدراسة في محاولة ربط وإدماج الفراغات العمرانية ذات القيمة بما تحتويه من مباني مع التطور التکنولوجي وزيادة الاحتياجات الانسانية وتغير المفاهيم والثقافات المجتمعية والمستوى الثقافي والتعليمي لقاطني هذه البيئات. فإيجاد تفسير للوضع الراهن يضعنا على طريق البداية في حل هذه المشاکل العمرانية وتطرح مجموعة من الأطر والتوصيات التي تساعد الباحثين في تنمية المناطق الأثرية ذات القيمة کوسيلة للحفاظ عليها لتنمية النشاط السياحي من جهة، وحدوث اندماج بينها وبين البيئات العمرانية المحيطة بها رغم التغيرات الزمنية التي تحدث باستمرار من جهة اخرى.
Urban environment is a  unique  product  of  society; it  represents  the  society  in  all it’s  economic, social and  political  aspects.
 
Societies change over time, and accordingly urban environment change and differ. Such changes in urban environment represents a huge problem to areas surrounding highly valued buildings, therefore these areas must be a subject of concerned studies due to its importance.  Accordingly, the original building function should be ensured; as well as the functional integration between listed buildings and the urban environment surrounding them.
 
Therefore, this study focuses on monitoring and analyzing similarities and differences between the functional integration of the surrounding urban environment in three listed (highly valued) historic buildings that share function, built up period and urban context.
 
The study also monitors activity changes that occurred in urban environment as an attempt to explain the reasons behind these changes over time. In order to preserve the old heritage represented in listed (highly valued) urban buildings.
 
The importance of this study lies in combining highly valued buildings and environments with technological development, change in human needs, cultural, educational and societal concepts that change over time. Finding  a clear interpretation of  the current situation  is considered  a  first  step  towards solving such urban problems and  establish a  group  of  guidelines and  recommendations that  help  researchers interested  in highly valued heritage area’s development. This Interpretation will also lead towards preserving highly valued heritage areas for touristic activities and development of the urban environment.
