Abstract
تتجه العدید من بحوث الإسکان مؤخراً لدراسة العلاقة بین الإنسان والمجتمع والبیئة السکنیة، باعتبارها المحتوى المادی والمعنوی لتلبیة احتیاجات الأسر والمجتمع. لذلک، ظهر الاهتمام بأنماط حیاة المجتمعات کمحرک رئیسی فی استهداف تحقیق بیئة سکنیة مستدامة اجتماعیا بالتجمعات العمرانیة الجدیدة، وما یترتب علیها من تفضیلات الإسکان . یناقش البحث هذا الإطار من منطلق إشکالیة عدم الإشباع الکامل لتفضیلات واحتیاجات الأسرة بمشروعات الإسکان الحکومی وفقا لأنماط حیاتها بالمجتمع وقدراتها الشرائیة بسبب قلة مراعاة هذه المشروعات لخصائص البیئات والمجتمعات المختلفة وتطورها عبر الزمن وکذلک اشتراطات وتشریعات العمران. یتبع البحث المنهج الاستنباطی بدراسة النظریات المتعلقة بتصنیف أنماط الحیاة وتصنیف السکان لمجموعا ت متجانسة، والتی یقترح البحث إعادة تصنیفها من منطلق القدرة الشرائیة وتطور احتیاجات المسکن والمشارکة المجتمعیة. کما ناقشت الأدبیات کیفیة توقع تفضیلات الإسکان . ویهدف البحث إلى دراسة العلاقة بین أنماط معیشة مجموعات أنماط الحیاة بالبیئة السکنیة وتطور الهرم السکانی لها عبر الزمن کدراسة محلیة تفید القائمین على مشروعات الإسکان الحکومی. ویقدم البحث تطبیقا باستکشاف مجموعات أنماط الحیاة بمدینتیّ الشیخ زاید و 15 ما یو وارتباطها بتفضیلات البیئة السکنیة، ومقارنة هذه المجموعات بالدراس ات المجتمعیة الرسمیة لتلک المدن. استخدمت الدراسة أدوات الاستبیانات، التحلیل ا لإحصائی والمقارن بین حالات الدراسة ، والصور الفوتوغرافیة. توصلت النتائج إلى أن أولویات القدرة الشرائیة غیر ثابتة، ومحددا تها هی نمط حیازة المسکن، نمط الانتقال والحرکة الآلیة، نوعیة المؤسسات التعلیمیة، بالإضافة لکیفیة استقراء مدى تطابق المخطط المستهدف لأنماط الإسکان م ع واقع مجموعات أنماط حیاة السکا ن . وتسهم هذه النتائج فی ضرورة تضمین المرونة التصمیمیة عبر الزمن بمشروعا ت الإسکان الحکومی بالإضافة لتوفیر أدوات ووسائل بحثیة وتحلیلیة لدراسة أنماط حیاة السکان تسهم فی تخصیص البیئة السکنیة وفقا للأنماط بصورة أد ق . Many studies recently are directed towards studying the interrelations among humankind, society, and built environment through which the physical and non-physical contexts should reply families and society needs. Therefore, the importance of studying societal lifestyles and the formation of residential preferences reveals as a new major determinant in achieving new living environments within new settlements. The research discusses problems of non-compliance in satisfying the needs of families related to their lifestyles and purchasing capabilities resulted from urban legislations. The research aims to study (through a deductive methodology) the interrelations between the way of living of stated lifestyle clusters, and the evolution of the population pyramid over time. The research presents a local study that could help to enhance public housing projects. The research focuses on analyzing social lifestyle clusters of two Egyptian new cities: Sheikh Zayed and 15th of May, to explore their residential preferences, then it compares these findings with the formal social studies. Questionnaires, statistical comparative analysis, as well as photographs were utilized. The research resulted in some tomes, such as the variables of financial capabilities are the pattern of tenure of the dwelling, transportation pattern, and the type of educational institutions. The study shows how to induce the relationships between targeted housing patterns and the reality of the residents' lifestyle clusters. The results highlight the need to include design flexibility in governmental housing projects and to provide research and analytical tools to study the residents’ lifestyles to customize the residential environment through the more accurate patterns .
